Hello BiggerPockets people!

just wanted to jump in and get a everyone’s opinions on skip tracing platforms. What is your favorite Platform, both free and paid, and why? Obviously we can pay to get skip traces lists. But what did you use when you were first starting with limited funds, and what was the accuracy like?

Any and all opinions/comments welcome and appreciated!

If you don’t mind me chiming in here, my question is how did you go about asking for the list in the first place? I’m new to this concept, but was told today that it should be a part of my marketing campaign. So did you just call the county water district and tell them hey I’m a real estate investor can you give me this list? @Brooks Rembert thank you, I appreciate your advice. I know someone will always want that personal touch, I’ll just have to try to make sure I’m a top performer in my area to have peace of mind. I can’t believe the service is really that poor 😅

Hey all,

I’m reaching out to get an opinion on this whole online buying craze in the housing market. So it’s been talk for a little while the Zillow and a few other companies are going to start buying your house almost instantly over the internet. I’ve been seeing a lot of “conspiracy” stuff and hearing people talk about it, well it’s getting kind of scary. So my question is who else thinks this is going to change the way we do investing now? Will we be out of business, especially one trick ponies like new wholesalers? Do you think his will help or hurt us, and why? All answers appreciated!

Hello, hopefully this helps. So I’m looking at my

First multi family deal, it’s a quad plex, 4 family 1br 1ba, about 3,000 sqft. Older man owns and it needs some tlc (cleaning, drywall mud, paint, some new Windows) but nothing really beyond cosmetics. Had roof replaced a month ago, new water heaters but ran on an older water boiler system. All and all place is pretty much move in ready besides windows and some trash cleanup.

Since it’s a multi family it’s harder to find comps in that area but sfr comps are going around 120k. Ive got the owner down to 108k, My gramdfather was supposed to go in with me as buyer because I have very poor credit and little money upfront, and I was going to manage and do most of the work I could then contract the bigger jobs. Currently vacant but was cashflowing $600 per unit before owner decided to sell.. I’m thinking I can do more than good on this deal but don’t know where to get finding because my grandfather is slow to pull trigger and playing spectator on all the deals I bring for him to look over. Does anyone know what I should do from here? Or know of anyone who would finance a good deal like this, even to someone with below poor credit?

@Sharon Vornholt I appreciate your help, and thank you for responding. I want to get into probate but I’m not a huge fan of direct mail at all (cost, length of time to wait for response and so on). So I was trying to get some opinions on how everyone else prefers to handle these types of leads.

@McKinley Crowley that’s ironic because I actually downloaded her podcast recently. I was just looking for some personal opinions on what’s working for some of the BiggerPockets folks. I’m also from northern Ky, only a few hours from where she likes to do things. I was considering cold calling over direct mail personally but I don’t want to be intrusive either..
