Post: Showing houses to buyers for a house under contract

Hey everyone,

My partner and I are in the beginning stages of our wholesale business being up and running and I had a question about showing the houses under contract. Obviously the wholesaling involves an assignment fee that is the difference of the price the seller is selling for and the buyer is buying for. How do some of you wholesalers go about showing the houses to your buyers? Obviously you do not want cash buyers coming into the house and negotiating pricing with the sellers present. Do you ask the homeowner not to be present and use a lock box? I’m very curious as to how some of you go about this step on the process. I appreciate the help in advance!

Hey everyone,

I have started driving for dollars in my area looking for properties to potentially wholesale and I was wondering how some of you get the information of the home owners as far as phone numbers and contact information. I have come across sites that some of which will give you phone numbers of owners but I am not sure how up to date the owner information is or if the info is a landline which obviously would not be useful in a vacant house. I would appreciate any advice, thanks in advance!

I was wondering if anyone had any advice for posting ads on craigslist for real estate wholesaling? Mainly wondering what sections some of you normally post your ads in? Houses for sale? Any advice is greatly appreciated. Thanks!

Hey everyone, so my partner and I are dotting our "i's" and crossing our "t's" when it comes to our wholesale business we are starting. We are getting to that comfort zone of figuring out the directions we want to head in and how we are going to make this journey a successful one. One thing I wanted to get some opinions on is marketing. I know there are plenty of options (facebook, pay per click, bandit signs, driving for dollars). I was curious to see how some of the Bigger Pockets community goes about their marketing and maybe hear how some options may have been successful for you or even why certain routes didn't work in your favor. Any advice is greatly appreciated. Thanks!

@Brandon Krieg Hey Brandon quick question, I’m starting out in wholesaling and you mentioned a few types of deals people might be looking for as far as rentals, flips, etc. I was wondering if most deals generally fall into that category or do some wholesale deals turn out to be a seller who desperately needed to sell and took a lower price on a perfectly good condition house due to a time constraint and the buyer could just be a family looking for their next home? Thanks for the help!

Hey everyone, I’m a Real Estate newbie and I have been reading and researching for quite some time now and am ready to take real estate investing head on. My goal is to start with wholesaling and use the capital from that to invest in other forms or real estate while continuing to wholesale. I was wondering where everyone wholesales and if there are any areas that are good or bad for wholesaling? From what I understand it’s not necessarily about the best deal you can make but finding the seller who is most eager to sell. With that being said, would I be able to create wholesale deals all over the country wherever the opportunities present themselves or do most people stay within the area of where they live? (Northern New Jersey for myself) Thanks for the help!
