When it time to file contractor W-9,  do i include his credit card fee he add on to the bill in the total? or just what is in the contract?

I'm searching on loopnet and found a property that is only listed on loopnet. the number provided by the seller look good, seem to be better than roofstock. My question is why is loopnet has such a bad reputation? and why the broker only list this particular property on loopnet, while other listing was on multiple site?

I already signed the contract, can refuse the charge thought my credit card company and get another contractor? 

my contractor charge an extra credit card fee without notify me or written in the contract. Had he notify me such fee i would just cut him a check instead. Is this standard practice for contractor?

So i have my eye on a property listed by HUD for $235000. It's out of my price range for the house so i keep waiting and watching it for month. The price never change until suddenly the house was sold. I checked the property appraisal for the sell price and it was $172,700, even lower than the county appraisal value of $206,607. It's in a super hot zip code, and I don't understand how a flipping company can get it at that price.

As the missile strike approved in Syria, I'm interested to see how war time affect the real estate market.

If any has real estate data or experiences for real estate market with military base from the 2000 - 2005 please share with me. Zillow only show data from 2011 to now. 

I'm about to close on a house at camp lejuene and I want to factor in the risk.

I don't think a new valve box is necessary, I guess the realtor just don't know how to turn the water on. I'm glad it's only $135 rather than a leak... but i'm not ruling it out yet.

Everything is quote from the realtor. I'm out of state and new to investing. Seeing cost out the door before i can even close on the deal make me uneasy. I guess that's the cost of doing business. I'm going to call the water company again and see exactly what's going on. In the mean time, a plumber is suppose to come out and check it out tomorrow.

I'm in the inspection period phase of purchase a short sale property in Jacksonville, NC. The house is built in 2006 and winterized since October 2017. I have the electric and water turn on recently. The water company said that when they come to turn on the water, 30 gallon of water passed through the meter and they have to shut it off. They said that i have to have the plumber come and bring the house up to code and install a handgate valve. 

The house was build in 2006 I don't understand why it was not up to code. Should i continue to put down sunk cost to get  the property inspected or just back out of the property now?
