Post: Seller Finance to Bank Refi

If an owner of an income producing piece of real estate agrees to do seller financing, will a bank do a refi on it (after the 6 months or a year) even though it is owner financed and not some kind of traditional financing?

I’m a builder in the Florida Panhandle and my wife is looking to get her real estate license via an online course. I know several of you on here have taken various courses in Florida and was wondering if anyone can give any insight as to which one was good for you. Thank you!
Good morning BP, I won’t go into too much detail, but basically I’ve only been technically self employed for the last year and a half. And as you can guess most mortgage lenders that I have talked to say they can’t do anything until I’ve been self employed for 2 years. So I figured this would be the best place to ask: is there any private lenders out there that would consider lending to me? And if so what are the pros/cons to it? Im just tired of paying ridiculous rent. Thanks in advance!

Well John we have a little in common. I live in east Texas and have worked in Florida. Not the panhandle but more down Miami/Palm Beach. I think I liked the panhandle area better because it reminds me more of east Texas. What do you know (or what can you find out) of the short term rental market in Destin?

I'm actually from the Lufkin area and have done several projects in Nac over the years. Surprised we haven't crossed paths before! I agree, the beaches are supreme and if you go inland a mile and its like you're in good ole east Texas (except the pines are much dinkier, and the deer are pathetic). I travel back and forth to Lufkin several times a year.

Well, I think if you do your research you can be successful in the short term rentals in this area. We own a few condos right now that if we decided to put them on the rental market they would do quite well. Also, I do business with a couple of the bigger property managers in the area that I could get you with. I wouldn't buy anything without talking to them first. Message me if you are serious about getting more info and I can get you setup!

Unfortunately any GC that says he can tell you exactly how much a project will cost on the spot is saying so with one of two mindsets: 1: Say big numbers so he’s safe 2: Say a number that sounds good with full intention of asking for more money when you are 60% through the project. “Oh that price didn’t include that” I always tell my clients I have to have just a little time to look things over and do good cost comparisons from previous jobs. Chances are if it’s done any other way someone is getting screwed! Just be safe! Good luck man!
