Coming from a GC... honestly - if the estimates are for the most part providing the same end result and they are all qualified, go with your gut. The one that you communicate with the best and make a connection with is your guy.

As far as some comments made on expectations of what they should provide as a breakdown, and the other absolutely bogus demands of these poor GCs - this is a sub 20k project... nobody has time to do that on something like this.

I really don’t even see how they are doing it that cheap.

A simple breakdown, in this case like 4-5 line items, is fair.

You said it yourself. Your knowledge of windows is limited. The contractor’s is not. Let him advise you and handle getting the windows, that’s his job. He will most likely get them measured and ordered correctly the first time and by him providing the materials he will stand behind it. In the long run it works out better in more ways than I mentioned!

I’m currently living in The Woodlands, TX (slightly north of Houston) and there’s quite a few Harvey houses on the market that have been gutted and have a pretty low asking price but could probably be gotten for even cheaper in some circumstances.

My question is: even though they are flooded does the price for that area eventually come back to normal? Or is it dented for a really long time due to that area flooding? Is it a horrible idea to touch a home damaged by a hurricane?

Would love insight from anyone who has had experience in this field.

Note: I don’t have one particular route. Would like to know the long term effects (buy and hold) and the short term (refinishing and flipping these homes)

Hey BP!

I recently made a huge move from Florida to The Woodlands, TX. I’m originally from East Texas and I love this area so I’m pretty excited about it.

I met several helpful people that were local to me when I was in Florida but never got the chance to really network as much as I wanted. I plan to stay here for quite a while so in the next month or so once I get really settled in I would love to meet up with some people that know the ins and outs of the area.

I was a GC in Florida and now I’m working for a well established company contracting disaster damage / insurance claim repair (roofing from hail and wind, and flood, fire, etc..) over the entire Houston area.

I’m excited to learn this market and network with the people who have already mastered it!

I don’t mean to discourage at all. But building a home has SO many moving parts. It’s not really something you can just hop into. It takes years of experience to have the insight to be able to call the shots in something that has so many high dollar variables.

I’m not saying you can’t do it but I definitely would try to get hired by someone with a similar vision and learn the ropes first! Good luck!

@Josue Velney there’s a big variable and that is what region you are in. In east Texas if a GC asked for ANY money down before work completed it was a red flag. In Florida almost every vendor I work with requires a deposit anywhere from 15% to 60% depending on what it is. So I’m going to have to ask for a decent amount of money upon sIgnIng the contract because I simply am not going to fund someone else’s project and risk not getting paid! So I think a lot of it is based on where you are and what local expectations are.
