So you have picked a contractor to start work on your vacant unit. What are some ways to show that you are happy to have them doing work and you want appreciate their time. 

One thing that I've tried is stocking my fridge with Gatorade, water and some snacks. Should I try buying lunch for them sometime when I know they will be at the unit, like ordering Pizza?

Has anyone else tried this or something beyond?

Another thing I've meant to do is sending gift cards at the end of the year as a small token of thank you and to also keep in touch. Would you recommend this?

@Esteban Jimenez. I recently put the app on my home screen and try to read something when I casually find myself on my phone. I feel much more motivated in my real estate goals because of it and find myself thinking about real estate more in general as well.

I have curved my habit of jumping on Fb every time I have downtime like on a train, hanging out, etc.

@Greg Moore. It seems like there is a trend of Crypto surge in late December and jtcrashes right after the New year. I plan to sell off my investment before EOY.

Hi Everyone!

Im putting a new kitchen in my apt that I will list as a STR in Kingston, NY.

I was wondering of anyone had recommendations on choosing new cabinets. Where do you go for Cabinets(Do they Deliver??) What kind of Price range/Material would you go for and what would you avoid for a STR?

I went to Lowes to get a layout and they did a good Job, but I wonder if I would get more bang for my buck elsewhere. Ikea is in range too. I would prefer a shorter leadtime if possible.

Good question, Mike. I was able to hold off on paying my student loans and still obtain a mortgage. My credit was in good shape and my salary was pretty good so I was able to  get the debt to income ratio needed to secure bank financing. The way I figure it was that the interest rate on my student loan was lower than the going interest rate on a mortgage so I didn't want to pay it off. It worked out for me.

I would agree with Greg above though that if you are not yet financially responsible or have very bad credit, start with getting that in order .  I would first take steps to realize your spending habits and see how much you can consistantly save every month.
