@Amy Taylor. Is this property listed by a realtor or by owner? Last year I bought a property like this in piedmont/powdersville area threw owner financing. Do you think you would be able to talk with the owner? What shape are the mobiles in? What age? Underpinnings? Feel free to reach out if you have any questions. I’m local too. Good luck.

@Reggie Rearden with a cash purchase it just all depends on the seller. Depends on how bad they want out and if they have any money to spend on closing. 45k might be there payoff and can’t afford to subtract out closing cost and fees. Have u talked to any banks about the refi yet? I’ve had a harder time finding banks to refi in my llc and with everything going on right now I would ask some banks. Just a thought. @Joshua McClam welcome to bigger pockets. Best site around. Try to check out the webinars and use the calculators. Shaw Air Force base is in Sumter sc. it’s close to Columbia South Carolina. I know there’s a lot of people on here that invest in Columbia area. I’m from upstate South Carolina which is about 2.5 hrs away. Try to figure out which direction u want to go. Wholesaling, flipping, buy and holds or many other directions. Feel free to reach out if u have any questions. Good luck.

@Brian Briscoe. I also invest in upstate South Carolina. What kind of list of resources did you provide for your tenants. I have one tenant that is having a hard time that I would like to help get back on his feet. If you wouldn’t mind sharing I would appreciate it. Thanks

@Savannah Kennedy my main concern is financing. I have a house under contract now. Trying to close except my hard money lender closed. Not funding any deals right now. Find another lender but his fees were 2x as much. It’s hard to investor when funds are being held on to.

@Mashika Patrick. Here’s my 2 cents. I would look over the leases and see when they are due. If it’s close to renewal time I would raise it some them. If they aren’t due I would send out a notice saying your rent would be going up 1/4 of the difference to market rent every 3-4 months. It’s mostly up to you. Evaluate the tenants and see. Good tenants/long time living there I would move slower. Bad tenants it’s up to you. Lol. Hope that helps and you get this deal. Mobile homes make good money. 😀

@Katie Courtney. Where in South Carolina are you located? How old is the doublewide? Most likely you won’t be able to check appliances and water. I would be surprised if the power is on. You could pay a plumber to check the septic. Check the floors around the toilets. Toilets leak and like has been said the floors of a mobile aren’t the best. I own a handful and u can make some good money. The plumbing is a little different then stick built but easy to change over.  Send me a message if u have any questions.
