Hello everyone,

It has been a while since i started looking into things here in my area. To be honest, its been a slow start. I was hoping to find someone to learn from. I know my abilities, and i know i can add value to anyone's team. Most importantly i know i have so much to learn. I'm seeking a mentor in the Tri-cities area of TN. I live in Bristol. I have time, strong arms and will to learn. I just need the chance. Please let me know if you have advice for me.

Man that is excellent. Thank you, i have a lot to consider now. I spoke with the zoning office for this county and i don't think there will be an issue as far as the doublewides. I do feel a bit overwhelmed now though. I will have to do much more research on this project.

No I haven't, and I am in no way ready to move forward with this deal. I'm trying to make sure I ask every question I can think of. Thank you and I will check and be sure it is allowed.

There is a property that has water, power and sewer hook up. The house is all but demolished. I want to remove whats left and put 2 Double-wides in its place. I was just curious how i would be able to get a mortgage on the property to pay off the private lender and how i would determine the ARV. If anyone has done something like this, please let me know of the steps needed? The land is cheap and i was going to put brand new Double-wides there. I had figured the entire cost to be around 100k.

Well i though about buying them new. I ran the numbers based on 50k each for hook up and transporting. I wouldn't turn down used from an individual if they were in good shape and didn't require too much work. 

I'll look in to the titling process. Thank You.

Thank you all, i don't think zoning is an issue but i will be sure to check. power, sewer and water is all there. as far as getting bids on the moving and hook up, is that just calling different companies that can do the job and comparing prices? i'm not moving forward with this until i have it all down. the property is going anywhere so no rush.

So i am looking into a piece of land near my home. I thought about taking an acre of it and putting 2 double-wides on it. I was just curious if anyone out there had experience with these because I'm concerned about depreciation. The double-wides would be rentals, keeping one to use as an air b and b. The numbers work out to where if i only put one on the lot it' would pay for both and the land cleanly. Please let me know what you think.

Oh and i guess i didnt really say much about this. Like i said im kinda new. I am from Randleman, NC at least thats where i graduated high school. I've been married for 7 years and in the Navy for 6. I love to work on houses and fix up projects. my favorite color is orange. i dont know what else to say. So if you got questions just ask. im pretty friendly.
