Hello everyone,

So I am starting off my investing journey here in Bristol, TN. I feel that the market here has a bright and up and coming future. I am learning to wholesale first to really get involved with the community and other investors in my area as I branch out into flips, and eventually rentals! As the ball starts rolling I want to develop a good business plan. I have done a good bit of research and have a kind of outline laid out but I've never seen one before. Having a hard time finding a good example. If anyone has one they could share to give me a feel and idea as I build mine, that would be great.

So... Oh, Hello everyone!

So... Is it wise for me to start my investing journey with an LLC?

I currently live and will be investing in the Northeastern TN area. My plan is really to start by wholesaling to build capital and get experience finding deals. I eventually want to flip properties and even get into rentals eventually. Heres the catch, in 1.5 years my family and i will transfer back to Charleston, SC and i will leave the Navy. So I dont want to own property long term here in Bristol.

LLC, what do yall recommend? what would the process be to transfer the LLC and business to SC? Any pointers would be great!

Hello everyone, my name is John Gillum. I am currently a Navy recruiter stationed in Bristol, TN. I am married and have 2 young daughters. I'm extremely excited to start my investing journey here in the Tri-Cities area, northeast TN and Southwest VA.

My background is in the Nuclear engineering field. I've been a nuke tech for the Navy for 9 years now. As far as real estate, I grew up working and improving properties with my folks. Military family, lots of moves, lots of oppertunities to learn.

My downfalls are that I've never worked with a contractor. We always did the work ourselves. So I have a good idea for material cost but no idea of what contractor costs will be.

My main goal to start with is to find good deals for other investors in the area. I'm good at following specific guidelines to find what someone needs, and through the process I hope to learn more in the analysis aspect of investing.

Short term I want to flip homes to build capital to invest with. Long term, I am shooting for rentals.


All of that said, I'd be happy to hear from anyone with advice and recommendations. If you're in this area, id love to meet up and show you some deals I'm working on. And if theres a chance I could help with you system, or learn from you, please reach out. I am a hard charger and stubborn as a mule. My wife and I are in this for the long haul.
