Hi everyone,

We own several MHP's mostly in the Midwest and are actively acquiring. We are looking for a flexible option to access a pool of money that we can draw on to help with infill of the mobile home parks we own. I turned to asking for line of credit's but what I am finding is most places offering a LOC want our properties to be free and clear of debt in order to provide an LOC. Our properties have debt but cashflow well.

Does anyone know of any institutions or people that would lend cash similarly to a line of credit or some alternate option that would help us with buying homes to move into our properties? I appreciate any insight! Thank you.

John

Thank you for al the hep!

We've ran into a few issues with a few parks we have and one we have under contract. A great service to use is Mobile Home Title Resolutions Company. They will find your titles for your homes. Good luck.

Reonomy is pretty darn good, acquired a few properties this way.

Buy properties now. Same concept as stocks. Buy when no one else is.

Good asset class, are you in city limits or outside?

We are in city limits typically with parks we own. Are you in the MHP space as well?

Hi BP'ers,

My partner and I are potentially buying a property  that is being fully seller financed. 3% interest rate, 8% down, 900K purchase price, 5 year balloon. Numbers, cash flow, and upside work out well.

What are your thoughts on things to look out for when doing a cash out refi in 5 years to pay off seller note in full? Any pitfalls to potentially avoid ahead of time? Appreciate your 2 cents! Thanks.

If you're in the MHP (mobile home park) world as an owner, investor or both - I would be interested in connecting with you to talk parks, strategy, etc...

My partner and I are MHP owners & investors in the process of off-market acquisitions that we find ourselves through marketing. Looking to connect with others with a growth mindset! Feel free to reach out. Thank you.

Hello all,

Very happy to now be a part of your community.  Much respect for what I've learned in the past month watching and listening to BP podcast and videos.  Have worked in technology since graduating in '97.  Spent my last 14 of 15 -years working in technology in San Francisco.  My last year I worked for a Realtor who did $19MM in sales before coming back home to Dallas. Can't stomach going back to work in the corporate world.  Started real estate in 2000 working for two national builders, then KW, then a boutique real estate firm to create thoughtful and innovative sales and marketing solutions for developers of mid / high-rise condos to apartment conversions, and finally with United Real Estate where I help out real estate needs of friends and family.  Plan on moving to Asheville, NC soon, whereby they will give me a real estate license in reciprocity to my license in Texas.  Don't care to do traditional real estate, but rather start investing in many forms of real estate.

Thanks for having me and I look forward to connecting with as many of you as possible.

Hunter

Hi Hunter,

Welcome to the world of investing on BiggerPockets. My partners and I are mobile home park owners and investors. We own several MHP's and are acquiring more (off-market). Are you familiar with the space? If you'd like to connect shoot me a PM, glad to share knowledge and help where I can!
Good luck,

John
