Can anyone gauge the current rental market in Philly currently? Are you seeing less demand/inquiries from renters in general? Areas moving out of or into?

Looking to get into Nor Lib or Fishtown, but have a hunch the demand there anymore.. thanks !

@Alyssa Dyer haven’t looked there..I looking for something packaged and ready to go.. property in great shape, leased/rented, property management company.

I’ve seen some PM companies offer this but I haven’t like the locations (Ohio, Michigan, KC) and C class renters

Same idea in OKC?

Only funds I’ve looked into were poor unity zone but that was 10+ years without a profit

@James Storey yes I’ve had an agent that specializes in investment property before this while covid mess began and still have her looking. So far nothing has come my way for 2 months. She reached out to let me know they are still working on finding deals but says market is completely stale with no action. This is in Philadelphia

Prices have not moved as realtors advice to their clients is to hold and not reduce for now. However, sales have pretty much stopped (NJ/PA) and will continue to as both state are shutting down non essential business. The longer this continues the weaker the market will get. If a seller needs to sell you’ll see prices begin to fall.

Generally searching Philadelphia on Zillow all listing state ‘virtual showing only’ as the entire state is in lockdown of non essential

Businesses.
