Has New construction near Temple Univ affected your rental ?

Hi- this is specific to temple university in Philadelphia. I’m close to pulling the trigger on a student rental duplex two blocks from campus… But I’m concerned about the brand new nest building that just opened in 2019. Has anyone experienced a decline in demand for off-campus rental?
