Hey James Syed P.J. Bremner ! I am just breaking into wholesaling, and am in the process of putting together a target list for motivated buyers of between 150-200 addresses. I plan to mail once a week, every week, for a 5 week period beginning this January. When you guys talk about getting lists of only motivated sellers, how did you go about obtaining that? My current strategy is to search for pre foreclosures and FSBO's on Zillow and in the Post Gazette, but I think that there must be a better strategy. I am in this for the long haul and am willing to put in as much time as it takes to put together a solid buyers list, so any feedback that you guys have would be greatly appreciated, thanks! Anyone else feel free to chime in as well!

Hey Everyone,

Can somebody please explain how one would finance a property with money from private investors paying say 10-15% interest on a short term loan, say for 6 months? What if you are flipping the property and it takes longer than 6 months, then how would you continue to finance it? I know this all hypothetical, but I'm just trying to get a better grip on various ways of financing a flip. Thanks!
