My wife and I had purchased a house (our current residence). Since that time we've made small upgrades to it and then stumbled across Bigger Pockets and REI. We are looking at trying to rent it out and buy a home that would become our new primary residence; but are unsure the process and timing. Any particular resources I should look into? Anything major I need to be aware of or look out for? I'm in the middle of both BRRRR and the Book On Rental Property Investment. TIA

What are essential elements of making a great offer?

I'm new.  Just starting off with driving for dollars (with my 2 kids in the car haha), running calculations on BP and trying to educate myself.  I've attended the last few Wednesday webinars with @Brandon Turner and I'm trying to wrap my mind around making an offer.  I get the funnel concept of analyzing 100+ properties, making 10+ offers to get 1 great deal.  But are you making offers via letter, phone call, face-to-face convo? TIA!

Hey @Greg Scott Thanks for the info and your perspective. I guess I’m worried about personally taking on the liability and the risk involved. I’m a newbie (no portfolio, properties or offers...as yet). Just trying to get things ready and set up the best way possible.  What are your thoughts?

Hey All,

I plan on calling around a bunch; but, I'm trying to get in position with financing options for a purchase. I'm finding some banks won't approve a mortgage for an LLC. Have others run into this? Which banks do? TIA!

I’m new with no deals or offers yet. I’m working my way through Brandon Turner’s book on Low and No Money Down. If I were to approach someone about partnering, what should I include in my pitch? What key pieces of information should I highlight? TIA!

@Brian Ellis yeah, that’s what I’m hearing. A lil nerve-wracking for me as I sucked at math. Do you use the 4 Square method, the BP Calculator?

Thanks @Jaron Walling and @Jonathan Greene! I agree, doing nothing isn’t an option. Right now I’m doing the research with books, podcasts and videos. Then I’ll work on my business plan and gathering a good team. But at some point I’ll have to gather financing and take the plunge by making offers.

Nicole, I’m in Manheim TWP; but, am looking around to get my bearings. Have you found the market oversaturated with buyers? I’m thinking since I’m new it would be best to do my research and ride out the wave during the pandemic, waiting till things calm down a bit. Just trying to be smart about things
