Should be able to have the funds held in escrow by the closing attorney while you litigate. Definitely need to get a legal opinion based upon your particular situation.

I can imagine that would be quite difficult unless you have a phenomenal relationship with a nearby community bank or an extremely low LTV since you'll be needing a commercial loan.

We have a few long term buy and holds with very good underlying financing that could use capital improvements/deferred maintenance. A HELOC might be the perfect tool.

Checked with NavyFed and PenFed. If I remember correctly in order for them to consider giving us a 2nd position HELOC on investment property (no matter CLTV) we had to have occupied the investment at some point in the past. Non-starter. Got busy with other stuff and stopped looking. Did anyone have any luck?

Looking for a low cost way to pull some cash out on paid for investment property in Gwinnett County Georgia. Owned for over a decade. Free and clear. Great credit and reserves. No more than 70% LTV. Rents are high and stable. Anybody done this recently? What options are available these days?

Multifamily property in the high demand/highly rated Brookwood School system of Gwinnett County. This sort of property is next to impossible to find. The Brookwood school system is one of the highest rated school systems in the state of Georgia. Lilburn is Gwinnett County in NorthEast Metro Atlanta.

Could be a great house hack. Vacant 1500 sq ft brick skinned Lilburn 3/2 SFR main home plus a stabilized and cash flowing 1500 sq ft turnkey 4/2 duplex in the back. Property is 1.09 acres total in the highly rated Brookwood school system of Gwinnett County. Gross rental income from duplex $18,480.00/yr. Should be at least $1800/yr more (one tenant pays $695/mo and the other more recent move-in pays $845/mo). The standalone house will get about $1500/mo in rent. So total gross income of $38,280/yr or cash flow the duplex and live in the house for free or very close to it. Top notch condition. For sale $349,000.

Very high demand area. House is being kept empty due to sale but will rent immediately when placed on market.
