@Lino B. Give what you want to give, if you wish, I wouldn't myself. They sound like they are being difficult, I would fix what you need to for yourself and give notice to vacate due to breach of lease.
@Rachel Degennaro In my eyes, you have done well with your first property. Take the next 3-4 years and repeat what you have done. In the end, you will have 4 rental properties, free and clear. Hard to fail like that. With the history of managing rentals, the 4 rental incomes and your W2, you will qualify for any loan terms you wish to take. Your RE investments can grow quickly with 2 deeds, incomes, W2 and savings.......cash, leverage, loans.... the game is yours to play. Good job and good luck in your decision!

@Jeremy Clendenin I think you are off on the right start. Continue saving, make sure your self employment accounting is good so when you hit the 2 year mark the banks can use it and keep educating yourself.

@Adam Gleve Quick numbers, I use the same as the property tax. It works for my area, it may not work for yours.

@Adam Gleve Call a few local and national insurance companies and get a quote from each one. Normally, you will not be charged for quotes and it will give you the opportunity to chat with each and see who you would like to do business in the future.

@Wesam S. I agree that you need to repair the tub if it was not listed as non-functioning. I have listed non- functioning appliances in past leases. They accepted that at signing and that was that until I decided to replace it and added an addendum to the lease stating that it was functional. In the future, check all working items in your property and make sure each non-function item is listed.
@Shaun R. Your lease should also include references to your county and city ordinances not just your HOA. I love dogs too but I was force to give a tenant a 30 day fix or evict. I wasn't going to force them to get rid of the dog, I made them make that decision. Frankly, if they can't control the dog, how well do you think they will control themselves or guest in your house.
