@Josiah McGinnis No, dont let him do it or arrange to have it done. If you feel the need, $89 @ HD and an hour of your time to install it will get you a happy tenant, a new efficient toilet (installed properly in your property) and him not asking to do future repairs himself.
@Max Petrov Make yourself a spreadsheet with the specific calculations you want to run. Once you have made it, it will take you seconds to see if the numbers are correct for you to proceed. Spreadsheet can be run on your phone, tablet or computer.
@Joseph Gambino Not sure what AL laws are, I'm in MS. Here the tenant is also responsible for guest, family ect. I can and have executed a 30 vacate or fix the problem. If they offer to fix the problem, fine continue with the lease. If something happens again, within 6 months, next round only give them 14 days. Doing this, I thinks, sets a precedent that you are going to enforce the lease to the fullest. File charges with the police on the father and ask for a trespass in case the does come back into town. I would apologize to the neighbors myself also.
@Cat R. You are right..... identify and address yourself (verbally and in your documentation) and your 'occupants' how your State laws do. Regardless of how you want, do what is needed to protect yourself and your assets.
