Post: Financing with bad credit

Hello Ed,

Get you hands on a handful of "Hard Money" lenders to finance your deal.  You can probably find 1 or 2 that are willing to overlook the bad credit as long as the deal is sweet enough.  Also be advised that they will also bump up the interest rate higher but overall just make sure you can bring them a deal so good they can't refuse.  

Hope this helps point you in the right direction.  There are multiple posts on how to find hard money lenders on here so you won't have to search that far or too long.

I would concur with vic and advise you to consult with a real estate attorney.  Usually for what your asking can be done in a free consultation with a good lawyer.

Hi Arya,

Yes it is possible to get basic coverage on your home if you don't have a mortgage on it. In Florida you may have a possibility of incurring damage from flooding or hurricane force wind so I would suggest you get coverage that will protect your investment whether it is your primary or not.

You can call Westwood Insurance  18888225396.  That's who I have my insurance on my primary home with and I got a pretty decent rate.

Post: Good Time to REFI Cash Out?

Hi Jonathan,

The real question is if your thinking about a cash out refi  is the"why"?   Here is what i mean.  Are you considering to do the cash out refi to pay off debt, buy additional property, or just have some fun.   If you absolutely must do a cash out then i would take advantage of the low rates and flip it back into obtaining more investments because you never know if rates will ever be this low again.

Welcome to the community.  I was much like yourself when I started. I eventually got a book that thoroughly goes through tax lien investments called " investing in real estate tax liens and deeds" by jamaine Burrell.
