Post: What to do with former alf.

I am currently in possession of a closed down alf facility. It has 16 beds which are in three buildings on the same property in Florida. I was gonna just sell the building to get rid of it but then I seen that I could get veterans in their and turn it into a cash cow. I was reading about the hud vash program. There is a common kitchen, bathrooms, living room. And then there's just 16 rooms. Is there any government programs that would pay me to rent out these rooms? What kind of profit potential is there. And would I have to have a employee there to feed them or is that up to them?

Are triple net leases affected by the market cycle? So if the market declines will the prices of triple net leases decline also?

Does any one use rentalutions for their property management software? I have 30 units and was looking for feedback. I kinda like it better than buildium. I am doing the trial for Buildium. Does any body use it and would like to share there experience? Thanks

Hey everyone,

I'm interested in investing in cell towers. There's a cell tower near my home I looked on property appraiser and its owned by a guy. Now would it be possible to contact him to see if he's interested in selling his lease? Are there brokerage firms that deal with selling cell tower leases? Can you buy the leases and you collect the rent? How does all this work? I would like to know more about it but don't know where to look. Thanks

So i been looking on zillow for forclosed 3/2 homes in my county. I been looking for months now but it was occuring to me that there is this person with multiable propertys on there that are all remodeled exactly the same. But the thing that concerned me the most was how there was never any recorded sales the last sale is when the bank forclosed on the home. I went to county records for one of the propertys and seen that it was in this family trust but the last recorded sale was the bank. But the homes have a certificate of title to his company. So how is the home in his companys trust if the bank still owns it? And theres no room for profit if hes flipping them he would be in the negatives on every one. So im thinking he is some how getting these homes in bulk from the bank and remodeling them and both partys have a win win situation. The company is called risingrealtyfl.com and they claim to have access to all these reo propertys on/off market.
