Hello, we have a 190 home community and we have about 1.92 acres and we're wanting to put in a shaded tot lot and a dog park. And then the rest of it open space with park like landscaping. We're trying to make our community like new master planned community's. I was woundering if you know any body willing to look at a few pictures of the space and make some quick suggestions as to what they think would work best in the space. Thank you

How do you find wholesalers? I'm having tough luck. I been searching cregslist but it's the same few people. What works best?

I'm looking to acquire small multifamily between 8 to 20 units. Mainly in tampa Bay Area. Any body have any realator recommendations or anybody have any thing? looking for value add

I was woundering if triple net lease prices vary. Are they ever cheaper is there a cycle? And also is it cheaper to buy them when there's less than 5 years on the lease? Is there such thing as distressed nnn? I'm trying to find a way to purchase them cheaper as there all in the 2 million range with a noi of 80k to 120k

I have a 14 bed former alf building. Last operators lost their license and it can't be reopened due to zoning as its in a residental area. So I was thinking independent senior living. There all private rooms with a closet. There is 4 bathrooms, common kitchen living and dining room and laundry room. I guess we would just rent out the rooms there would be no employees there. I would remodel the place and add furnished rooms and common areas. I was thinking we could rent to low income seniors through hud. What do you think of this? Would it work out or does any one have experience?

Thanks Suzanne, but I took back a building and the previous owner took the appliances and cabinets. I would like to prosecute them but need the Florida statue on that.
