Hello from Gig Harbor! I too have a "day job" but decided to get my license. I'm sure there are other ways (attorneys etc) but the easiest way to fasilitate contracts is to join a brokerage. Not to mention, you make the commission on what you buy and sell (most of the time). All companies are roughly similar when it comes to commission splits, marketing costs, fees, etc. it's not cheap so I recommend you speak with a few different ones and find out what best will suit your needs. I hung my hat with KellerWillaims simply due to the culture and honestly the proximity of their local office. I qualified for my clock hours for the test from Rockwell which was great because it's online and at your pace. I'd be happy to meet for a coffee sometime if you're interested? Always good to have friends and networking capabilities.

@Troy...It is an older house and the cottage in the back is a converted garage. My sister felt the electrical work isn't up to code. I haven't seen the structure but wanted to give her few options to investigate. I appreciate the valuable information! Thanks

Welcome Carlton!!  I am a few months old to BP also and in Gig Harbor.  Recently became a Pro member (which I highly recommend). Everyone is right on the money here, read read and read!!  The podcasts are also extremely helpful.  Best of luck to you!!

I may be too late but I have found a gem that is scheduled for auction 6/10. I am new to investing and not sure if I should reach out to the owner or the bank regarding offer discussions. Any guidance is greatly appreciated. Thank you!

I am a new real estate from Gig Harbor, WA and started listening to BP about a month ago. I have listened to many podcasts and am very impressed! I also have a full time job and am trying to figure out how to balance it all. I look forward to engaging on BP, using the tools, and can't wait to find my first deal!
