@Ian Loonce if you can prove that the inspector did not have a reasonable justification for why it was wrote up that way. You might have a chance. You can also sue for legal fees.

@Raju V. We just had to replace our working tank in our home last year. Insurance would not cover the house if the tank was older than x years. Otherwise I agree with you. Run it till it dies. But should be doing the annual maintenance on it and replacing the zinc rod.

@Pal Sa It might help if you say the location in this post. There is something wrong, some where. You'll need to find out what is it.

I would start by saying you are the property manager, not owner, this is just your job but your property. People will treat you differently.

Before showing the home, pre-qualified them, ask for their credit score, income etc.

When you schedule a showing, try to schedule a few back to back. Also ask for the full application and app fee when showing and say, you have 2 more people interested as well and you want to make sure they get it. (This creates urgency).

Ask them after showing if there is anything they think should be improved. You are the PM not owner but you'll pass it on to the owner.

@Paul C. Make sure a permit isn't required.

@Kajal Aggarwal I would give #4 notice of non-renewal. I would also I from them they can move out early, and give them formal notice as stated earlier.

If they are guilty or not, I would not jeopardize the income from the other two units for this one.

@Javier Santana I've done work at one in Hawaii. It was interesting. My company was hired by ownership of the building.

They had a management company running the 'hotel' part, each unit had it's own house keeping companies (about 50 different companies).

Each condo had to op into the management program and they took a cut. Each unit was decorated differently (one had creepy dolls all over it) which get rented at different frequencies, so the owner only gets paid when rented.

Each unit can also be rented on it's own by the owners, and I think they paid a fee for the first to get a key, not sure how that worked.

And some units had full time owners living in it.

One issue did happen, a few owners refused the upgrades of the systems I was hired to do, and they were on a court battle over it.

I thought it was a cool concept, as you buy a condo, it pays for it's self (or most of it) and when you retire it's paid for and you live on the beach in Hawaii.

@Joe Splitrock you have to be really careful how you word those conversations. If you tell anyone that isn't on the lease that they owe you money, they can sue you. I believe it's $1000 or $1500 for violating the privacy, and it's a federal rule. I have it bookmarked somewhere. It was put in place for debt collectors. Wording it as worry for them would be different though.

@Nicole A. Where was the 25k used? What was the partners contribution to the business? What was the original agreement for the business say?
