I'm looking for wholesale friendly title/escrow companies, specifically ones that have experience working in MA, FL, NC, and OH.

Also looking for attorneys with real estate wholesaling experience and/or creative finance experience.

Hi all,

I just moved to South Florida with my family. I want to learn how to wholesale real estate but am unsure of how I should get started. I'd really like to link up with someone already doing it. I'm eager to start hitting the phones, I'm just unsure of what to say. 

My target market is Florida, so I'm working on getting my salesperson's license down here so I can have MLS access. I've been calling brokerages to (1) gain MLS access for when I have my license, and (2) to find a wholesaler open to showing me the ropes.

I'm really itching to get started, so if I can't find anyone to link up with I'm probably just going to start hitting the auto dialer cold to find an off-market deal. I figure if I find a good enough deal, it shouldn't be hard to find a buyer. But again, ideally I'd have at least some guidance.

I know this was two months ago but I think this info might be helpful for if you ever come back and for anyone else who might have this question in the future. I am not a lawyer but I think I remember my RE class instructor saying it was not okay to pay a fee to someone who does not have an active real estate license. Check out the link below.

Your right. Im just going to stay cool. hope for the best and in the meantime search for a new place. 

I guess there is an offer on the table from the sellers to the current tenants. The sellers are offering to let the tenants rent their house until they can get their title sorted out if there are any issues. Hopefully the current tenants take that offer.

My girlfriend wants to fight it, ( I didnt know she had some donald trump in her). But I agree with you, my time would probably be better spent searching for a new place to live.

How does everyone do it? I know everyone has a lot on their plate, but seriously, I want to just give up and go hide in a hole! WAAAA

Thank you so much for your response, Marie. I agree and understand exactly what you are saying. 

Its very frustrating, especially considering my circumstances. I need to be out of my current apartment on the 5th, and am starting school on the 8th. My roommates are in the exact same situation. Now we all need to find a place to live on very short notice. 

The only thing I can do is be polite and hope the landlord is willing to work with me. I hope he understands where I am coming from and is able to make something happen.

Last Friday Me and my room mates just signed a lease to be tenants at will. We were supposed to move in on September 5th but I just got a call today from the agent (landlords representative) saying we might not be able to move in at all.

The current tenants are in the process of closing on a house, but there is some possible title trouble and if the sale does not go through, I was informed the current tenants will be staying in the apartment.

Is the landlord/homeowner required to rent to me? We passed all the credit and backround checks, the agent even came to our houses to make sure we were who we say we are.

Hello all,

Sorry if this post is in the wrong forum, if it is, please move it / advise. (Im still a newbie)

I am new to property management and have been tasked with forming a process for 9/1 move ins.

We manage properties in an area with lots of schools and September 1st is the day most of our new leases start. (Currently around 120 new move ins on Sept 1st) Of those 120 new move ins, around 70 of the current tenants will be moving out on 8/31. This leaves us with less then a day to get 70 units move in ready. 

Any tips would be greatly greatly appreciated. Also, if anyone has any published processes or threads / discussions that might be useful for me please share the link. 

I know this post needs to be elaborated on but I just wanted to post it and get it out there so I can come back to it later, very busy right now. Will offer more info later. 

Please ask any questions that might help you in helping me. 

If I get any advise at all I would be very grateful, please let me know what I can do to return the favor, if I get any advise I dont want it to be like I am getting something for nothing.
