we were almost ready to do a cash out refi on a duplex in texas when lending seized up a bit.  reaching out here to see if anyone has a referral for texas area and if people are seeing lending still tight or getting back to some offerings ?  feel free to PM as well.

not paying a premium actually got a discount on it b/c of the uncertainty in the market...its why we moved...easily would have gone for 10% more in the normal market.  motivated seller so jumped on it...  

perhaps i was wrong on this as i realize that how it was serviced is just as important as the place itself... looks like the listing will transfer with new ownership and start anew ...  but figured still worth seeing if there are ways to maintain the reviews...

We scored a deal on a STR that has had 100s of reviews. I am curious will we be starting from scratch with reviews after the sale or is there a way on Airbnb/VRBO for the reviews to transfer? seems like since its the review of the property not necessarily the owners it would transfer but i am new to this so figured worth asking.

my guess is that we would need to maintain the same VRBO / Airbnb property number or follow some process?

I read two other posts. I get the cancellation fears but I find it interesting my group booked 8 days ago then night before raise concerns?

I answered by stating our cleaners make every effort to clean thoroughly. I stated we recommend bringing Purell or similar product and follow guidelines on washing hands etc.

@michael baum  thanks but not sure that has helped me here.  of course its on here as it is on every single site or news station etc.  its being driven by the media to great lengths and causing mass hysteria.  totally get it...  i am simply trying to see how others are dealing business wise as i am dealing with my first guests ever.  

believe me the buying up of TP and paper products etc is lunacy but thank the media for that one. 

any advice though still greatly appreciated.

likely a sensitive topic so a PM will work if not wanting to respond but we recently had a bunch of bookings for March after going live the last week of feb.  our first guest came and went with zero q's or concerns about the virus.  our second has come to us the night before with a concern though asking if we can "guarantee" the unit is "properly" cleaned with "appropriately strong products".  also asking about recent guests etc.  

my response was that our cleaning staff is aware and continue to thoroughly clean their units.  i also suggest that they bring purell or similar product and follow guidelines on washing hands etc.

airbnb is only honoring cancellations from certain areas as is vrbo from what i have been able to gather.  the bookings all came 10 days ago so it was still while the virus was a hot topic.  

thoughts on what others are doing etc??  how would one approach this type of question?  

again understanding the issue here a PM is totally fine ...

It’s weird b/c the only stipulation in settings is verified and govt ID. I thought Airbnb required govt ID to verify but perhaps that’s the issue there.

i have instant booking on my airbnb account and the only stipulation is agree to house rules and government id (and verified of course).  the first booking came through instant...the second one though i had to accept for some reason.  it was a 6 night so met 3 night min.  is there something i am missing on my settings?
