All. truly appreciate the honest feedback!  we have been going back and forth but man for the cost its hard to beat the green tea!

@Bethany M. you read my mind!  we go back and forth on the color b/c we worry about stains etc on white ...but our interior design totally went with white!!

thanks both of you!  seems that these "deliver in a box" foam mattress' are the trend these days but I go back and forth.  look forward to hearing any others rec's on what they use as well.  I have coil mattress at home and love it though we have to rotate it every so often because it creates valleys so to speak.  but its damn comfortable.  

Next in the line of STR Qs: mattress.

We are renting in highly competitive market in a condo complex being sold as “luxury condos”.

So when it comes to sleeping seems ensuring a comfortable bed is crucial.

Would be great to hear what type of mattress people have used that show the comfort to fit "luxury" category and have the durability needed for STR.

We’ve been considering the tuff n needle or memory foam from what I gather so far any spring/coil seem outdated.

Also do you choose medium or firm?

@Cameron Tope  im partnered with some folks in DFW area and we have a few homes that we have either built ground up or bought fixed and rented.  but we typically fund these homes with either our own capital or mix of capital / hard money.  we are looking to find some lenders to do refi's now on several but have of course run up against the 6 or 12 month seasoning.  i'd be curious if you could share your lender that is will to do 90 days?

@Timothy Visio  your bank able to lend in texas/DFW area?

@shere hansell my partners and I have a properties in the DFW (texas) area that we are looking to cash out refi on homes we build ground up from either cash or hard money.  you able to lend in texas and what is your conditioning period?  we also have a few fix/rents as well.

Awesome advice all. You’re all echoing my thoughts on the alcohol. While I’m sure there are families whose parents would be ecstatic to receive a bottle it’s likely got somewhere liabilities to it.

The snacks, maybe local coupons, or coffee seemed like a good idea.

I’ve been looking over reviews in our area and the highly reviewed places seem to speak of a gift basket about 50% of the time or so.

Anyway always fun to hear what people do to stand out a bit!

Curious if anyone goes  extra lengths to put out some type of welcome basket for each guest?  

Does anyone put out a bottle of wine for guests?  any liability on doing so?

is it cost effective to do this?

Thanks a ton guys!  truly appreciate the feedback.  the market is def competitive as it is in winter park CO and its in one of the newer condo's touted as a "luxury rental"  so i am thinking Mountain Modern (i guess is the new term).  keep experiences coming!!!  and i will share what i ultimately go with.

anyone ever use the site "modsy" to furnish places for str?  just curious as i came across it while doing research on what to put into my new str that is new construct so no furnishings etc :)
