Thank you everyone for your responses.  It's good to see all the viewpoints, suggestions, and seeing suggested resources that can help get things going.  My daughter and I actually looked at some real estate today; a short sale and a foreclosure today.  I've been looking at some other properties, and I'm learning about asking the right questions, dealing with the numbers, and understanding what has to be done to a property to actually make it a deal.  So far, I've seen some deals that are just risky and then those that involve intelligent risk.  I've also seen the difference between what I'll call a "blower upper" and an actual deal where repairs (cosmetic) make sense.  I'm not out to do brain surgery on a property like electrical work, plumbing or putting on a roof.  But cosmetic is good for me.  Again, thanks for making me feel welcome and for your sage advice!

Anyone had any experience with this fellow Than Merrill?  His group came through our town and made an interesting pitch.  Google searches say the first seminar is pretty good info, but the real pitch is the $40k upgrade for coaching.  I have NO interest in such an upgrade.  Just wondered if anyone had taken his basic intro and had any experience with it.  Thank you!

Audrey is correct.  If there are other liens like a mechanic's lien or IRS tax liens, they would be recorded along with the mortgage.  The only way you might know about any other liens is if you research the property down at the court house or had a title search done.  In any case, dealing with this, I'd want to know if something else is lurking in the background before I proceeded to think about making the purchase.

Hello everyone! I live in Eastern NC near Jacksonville. I've been a tax lien investor in the past and I have owned one foreclosure that I happened to stumble into plus my own home. I've studied some real estate, but consider myself a novice. I'm looking to get into real estate with my daughter who is a nurse. We'd like to do wholesaling to start, but we are open to other avenues of investing. Not much for cash, but I'm retired and do have time to work things out.
