I do agree there is a correction. I think demand is still there for good locations and good properties, but saturation in certain areas is definitely hurting many that could get great income with minimal effort in the past.

You have to put in the work to set yourself apart from your competition. 

The bar to entry is much higher now than years past.

I can buy a house from a motivated seller and get it going as a LTR and easily Net 12k per year so if your STR can't do better, why do the extra work that a STR requires? If your goals are to break even and provide a place where your family can vacation then that is completely understandable.

What type properties do you have and in what general location?

I think most of this can be automated without the need of a VA.

I know there is still serious damage up there and people living in tents and campers.

Seems like there are some strict STR rules in Asheville if I remember correctly.

When I started out as an STR host in 2012 I was just on VRBO's platform, which was known as Home Away at the time. My very second guest was coming for 2 weeks. I researched her on the internet and discovered she had quite a reputation for being the tenant / guest from hell. I put a lot of effort and research into how to ensure a smooth and uneventful 2 weeks.

I don't think VRBO guests are inherently more reasonable guests than Airbnb guests. I suspect they are all very similar. I'm actually amazed that VRBO's advertising children gleefully jumping up and down on the beds doesn't produce a more problematic guest but I guess it doesn't.


 I never research guests. If they can pay my high fees I don't sweat, it. I have better things to do. Hotels don't research guests before their stay.

I don't get many Airbnb bookings per year, but based on my small sample size the Airbnb crowd tends to be where issue have been for me. 

Maybe if I got most of my bookings from Airbnb, I would want to research them too?

 You can absolutely do it, just be reasonable in your settings.

I have never had a review about my Thermostat setpoints and I can save energy remotely when no one is there.

 Wow! That is pretty bad.

I checked the GIS site and it looks like we have 20 feet from our firepit to his property line. Trying to get a surveyor to confirm this.

If that is his fear maybe you can calm them down. We put up signs at our fire pits explaining about burn bans and such and QR codes on the sign so the guests can check and see if there are any fire bans in place. Maybe you can tell him you have done stuff like this and taken all precautions.

Or, that may not have anything to do with it and he is just a butt. 


 He is a little crazy is the issue. I don't think there is any reasoning with him.
