This is my first ever deal getting into real estate I have the funds available to buy this. It is one lot that has been converted into 5 unit apartments in a very busy tourist area of Houston Texas . How do I approach this as fast as possible and how would I even determine the legitimacy of the value .. it will have no problem renting out as a short term leasing deal or long term. What would my next steps be I have given a contract with Ernest money and I have a period now to get the financials looked at he is currently renting the property and it is generating money . Any advice ?

How do I approach a seller that want a check list of things done before they provide address? Below is the email I received. Need some advice . Thank you for contacting us. Before I provide the address to the property I do have some questions for potential buyers due to we like to work with those who are serious if the property fits their criteria for purchase. Please answer the questions and we will respond with the address if you answers fit the buyers that we like to work with. Thank you.  1) We require proof of funds for the transaction? Are you willing to provide that information before we provide the address? 2) We require a non-refundable earnest money deposit of $1000 (depending on your deal) to be placed with our title company if you decide to purchase the property? Can you do that? 3) f you do decide to purchase the property what kind of funding will you use? Hard Money, Cash, or some form of financing 4) If you do decide to purchase how fast can you close?

@Heidy Luna The best thing you can do if Real estate is truly something you want to do is figure out what you are after first and one step at a time what are you going to do to get there. I highly recommend downloading Audible app and getting bigger pockets book ( Investing in real estate with no money and low money down) that is a must read if you want to know all your financial options towards buying Real estate. I truly hope this serves you well.

@Michael Zuber I am 27 with my goal set on my first million by 32 after that the flood gates are open and the race has begun! . Although the race has sort of begun already that would be the final race. Anyone can achieve it but its about the right road you are going to take and persistence. And where you are investing your money. Are you getting alternate ways of producing a dollar?. * What is your game plan and do you want it bad enough ? *set your money goal and be exact on the date you will it by. * do your homework and work hard on your knowledge for your niche. *Dont be afraid to risk it for that biscuit!! I guess at the end of it all the answer is yes you can do it. And I have learned this far in life if you are asking that question? Can you be financially free at 35 if I am 25 then you will not make it because you have already stored doubt in your self. Be confident and the only question you need to be asking your self is where do I invest the next dollar.

So I have been getting ready to buy a house in my area and we recently had a flood here so the house I want to purchase is for sale for 200 000. 4000 sqf house needs major rehab I want to add onto the house as well. The property size and the way it sits on a corner lot it has the potential to add two more houses on the property and have three separate driveways. My credit is so so but I will have 50 000 available soon to purchase. I think I can bank on this site if I stay consistent. Any advice ? How to get a loan or get the rest of the funds best way to rehab ? Best way to approach a lender?
