Hey all,

I just learned our general contractor is using a plumber that is NOT the plumber who drafted the plans/sketches on the original permit. 

  • Is this common?? Should we be concerned?
  • If we or the town later discovers faulty plumbing work, are permits pulled to review the original plans and will there be an issue if the person who performed the work isn't the person on the permit?

Hi all,

I'm thinking about attending a county auction. We'd like to see the process and stick around and network. 

Has anyone attended auctions in their area? I'm wondering if observers are allowed or if you have to show up with proof of cash to indicate good faith/seriousness in bidding.  We don't intend to bid; just to observe. We're in Essex County, NJ and we're learning about these auctions from www.auction.com

Hello fellow BPers,

I'm Johannah. I grew up around real estate investing; I know how powerful and wonderful a tool it can be!

My husband and I are working on our first deal - a duplex or triplex in a strong neighborhood; a fixer-upper. We're already pre-approved for a loan. So far, BRRRR deals are our planned long term strategy. We're busting our butts/nose to the grindstone searching for a great deal and a great team. If you're in the Essex or Union County area, please don't hesitate to reach out. We all get stronger through our relationships and shared knowledge.

New jersey is great for deals under 100k. Would recommend rehab properties in central nj and north nj. South jersey still has a slower market. Resale is your main concern. Always have a clear goal of arv.  Go and see the comps before your jump in.
