Talk about an old thread! I'm an investor in Denver and my wife and I are trying to figure out what makes sense with the current market. Right now we are doing corporate rentals. Are you still on this forum? I would love to get a 15 year update

Wow! Thank you all for these awesome replies! I'm contacting Avenue West and Highline Denver today. Thought I had things squared away with CHBO but their services didn't seem to align with my needs. We are moving to Portugal and have to have turnkey management. I'm hoping one of these companies works out. We're in the middle of renovating our house, getting visas, finding housing in Portugal that allows dogs, planning a US road trip, and pairing down our entire lives into a couple of bags. Needless to say, the more seamless the better, lol.

Hi everyone. We own a home in Central Park (Stapleton) and would like to set it up as a furnished rental for traveling nurses and professionals. I was curious if anyone knows of property management companies that handle this type of rental?

@Michael Lee, thanks for the input. My investing goals are multi-family only. I was curious if the couple hundred a month would be worth the headache. I'm the shoes off at the door type so I would probably lose my mind anyways. There's definitely a lot of concern that we are at the peak of the market right now. Do you do any investing in the Austin area? We'll hopefully be calling that home in a year or so.

In my opinion working with a mentor real time can put you years ahead of just failing forward. So I chose to go the mentor route. Not because of a poor work ethic or the need for someone to push me along. It's to gain the knowledge of the nuances that can only be learned with experience from someone who has been through it. That being said, I would not pay 1k a month plus the 50/50 split. 50/50 on a couple deals if you are really gaining ground from your mentorship, sure. But I'm brand new too so it really is just another opinion. If you do go that route it would be interesting to hear how it works out for you. Good luck.

The house I currently own/owe on is in Madison TN. I came into it knowing it needed work but the price was right (156k). I've put about 10k into it and quite a bit of sweat equity since purchase. The house looks great now. Not just my opinion, I've had realtors walk through. It's gone up in value almost 86k at this time but my mortgage is only 1,030.00 a month including taxes. I'm throwing these numbers out because I have a dilemma. We are planning on moving to Austin, TX in the near future and I don't know if I should sell or rent? If I sell there's no capital gains tax, if I rent I could get around 1560 a month but it will need a new roof and a/c units. It's a 3 bed 2 bath with easy access to amenities. 

So numbers wise:

156k purchase price

244k current value but I was told because of proximity to downtown more like 250k

1030.00 mortgage subject to change if not primary household

1560.00 estimated monthly rent

12k new roof and split a/c units

3 bed 2 bath 1700 sq. ft. 

Couldn't think of a better place to ask this question!

Mid Tenn Mechanical did some work for me recently and they were amazing. Completely transparent with my a/c issues, professional, easy to deal with and didn't push for me to replace my aging units.

First off, congratulations @Ben Leybovich. That's something I would love to get involved in after learning the ropes. I know that a lot of people specialize in certain arenas of investing and business but diversifying is the key to added protection and profit. It's really interesting to read these comments and see the differing opinions. A lot of great material here. Maybe you'll be adding syndication to your CFFU course down the road?
