Hey all,

Thanks in advance for answering questions that may seem obvious to some. This is my first time dealing with multiple tenants moving into the same unit. They are romantically affiliated. I only received pre-qualification and application information from one of them. 


1. I am thinking it is advisable to have each tenant screened. Do they each need to pay application fees in order to be screened separately, or can they be screened jointly?

2. Suppose Tenant A is the only tenant on the lease. Where does that leave Tenant B, legally? Are they even a tenant at all? 

3. Suppose Tenant A and B no longer wish to continue their relationship. What are my obligations as a landlord? 

Any other helpful insights from those who have dealt with partners/couples moving in together? I appreciate all the help!

Hi All,

I've been a landlord for about a year, and inherited tenants with the property. One tenant is moving out. I have a few questions for people that have conducted move outs with tenants before:

 In your own experience, what is the best way to conduct a tenant move out, particularly with a tenant that you never saw move in? 

Do you provide them a checkout form, or conduct a walkout inspection with them? 

What would be grounds for keeping a portion, or all of, the security deposit? Aside: I live in Missouri. 

What is your turnover procedure for tenants? Do you advertise only after the unit is professionally cleaned? Do you charge your previous tenant a fee for cleaning?

Update: Second pest control company called. Bats are nesting just above the doorway, but not in the attic after all. It appears that the first company was dishonest. Bat removal: $600.

Hey all. Just an update: this is actually due to bats in the attic. I had a pest control company come out and they said I have evidence of termite damage also. It would be around $12,600 for the following items:

1. Termite treatment with a 10 year warranty

2. Gutter shields with a 5 year warranty

3. Bat removal/cleaning/insulation of the attic

4. Addressing holes in the home that the bats entered through.

Hey All,

This post is for the person who just finished a BP book or is lurking in the forums! Real estate IS possible for YOU! I am a beginner; I only have one house hacked triplex, but here are some things I learned that I hope you find helpful!


1. Fear (at least for me) was a lack of information and experience. The more houses I ran numbers for, walked, offered on, lost bids for....the easier it got. And, the more doing you do, the easier it will get for you!I promise that by the time you're at the closing table, you'll feel good! By that time, you'll have gotten your reps in, and the closing table is the reward for it all!

2. Keep your world tiny. SMART goals (specific, measurable, achievable, realistic, timely) are good goals.  Focus on that next concrete step. "Finding a property" seems impossible because it's a huge task (and not very specific). Driving for 15 minutes in a specific neighborhood and noting down any signs is much easier!

3. Accept that there will be unknowns, and things will happen. The best we can do is learn, and use that experience in our next endeavor. 

4. It takes hard work and grit. The "passive" in "passive income" is on the back end, once your deal goes through. Being in a position to spot the right deal and act on it takes awareness, research, and guts.

Ty both! I got notice of this today. The impact is that they are defecating on her unit entrance. They have nested directly above the doorway.

Hey all, I have a triplex and one of my tenants has a squirrel's nest above her unit. What's the easiest and most effective way to deal with this situation? I am considering knocking the nest down myself. Has anyone had any experience with this? Thanks in advance! 

Hey all! I'll keep it short-- I just did my first deal as a house hack, and I'm looking for a BRRRR next. Ideally, distressed multifamily properties within the Midwest, but that's not a dealbreaker!
