Has anyone done this? It's looking like I will need to, with a tenant lease expiring 30 days after the 60 day FHA move-in period. What do you typically offer to get them to leave? How did you ensure they would leave before you bought the property?

Calling all wholesalers! What is your process to ensure that you can close on a property? Are you always prepared to close on it yourself if you cannot find a buyer to do so? Do you generally pay cash for this?

I'm starting wholesaling because I want to help everyone: the seller in a bad spot, the buyer who wants a good deal, and myself-- the broker between the two!

I have been assembling my cash buyers list, and finding deals. Now, I need a way to execute if everything falls through.  The below wholesaling guide on BP mentions https://dealulator.com/. Has anyone used this site for wholesaling, or can confirm it's usefulness?

I am sending out a mailing list to find off-market deals. Are there things I should be aware of when doing off market deals? Kinda just probing the hive for FYIs or any "off-market beware" warnings.

Thinking about doing this for extra income on a prospective property (Class A neighborhood, but tenant leasing below market rent and I'm out about $1000/mo after all expenses). Has anyone else done so? Security concerns/liabilities? From what I've seen, doesn't look like my municipality has short term rental restrictions or occupancy laws in their code, but not sure where to look in the ordinances for this or what it's referred to.

I would never work with only one agent, and will never sign any exclusive agreement.  You're an investor buying multiple deals in multiple areas, not a homeowner buying one property.  Just don't overlap your agents.  All my agents have no problem with this arrangement...some even know eachother.  If an agent tells you otherwise, find another agent.  It's not like there are just a few to pick from.

Hey Ya'll,

What sort of lists have you been using for multifamily? Curious to know:

  • Did you use a list generating company (PropStream, ListSource, DataTree, etc.)?
  • What were your criteria for the list?
  • How many responses did you get with the list?

Once you got the list:

  • What message font/presentation worked best for you?
  • How much did you end up spending? 
  • What was your response rate with the list?

Thanks! Working on crafting my list in the interim and fishing for ideas! I am a beginner, and not looking for the richest data, or most abundant features.

I've had different agents give me different answers. Some agents say that working with multiple agents is dishonest, and wastes time of the agents you don't work with. Other agents have said that investors work with multiple agents all the time to get the best deals. I know that agents will, at some point, have you sign a buyer exclusivity agreement at some point in the process. But, what is acceptable before that? Is there a convention, or a socially accepted way of working with agents?
