Definitely keep the triplex. I'd look at HELOC or Refi options and make sure your investment is still profitable when the equity is pulled. If it is, great. I'd then consider how much equity I can pull.

I'm an out of state investor and would buy multiple properties out of state. Right now build to rent is having great success. With the equity you pull, you could probably buy multiple brand new duplexes. 

You're in the driver's seat here. Lots of great options.

Seconded Nathan's point. You'll have to find a good team and start putting in a lot of man hours. I did this for around a year than gave it up to buy turnkeys. 

Give up a bit of equity but I get sweet cash flow and put very little time into deals.

Look out of state! It's surprisingly easy today with all the technology. I've been able to buy multiple properties out of state for what I could've bought one for in my local market. With the capital you have you can buy multiple properties that will cash flow and appreciate. 

@Zach Lemaster runs a company that helps investors put together deals out of state. You should have a look at them and see if it could help you.

Shoot, take all that money and buy 3-4 rentals in the midwest and take that sweet cash flow.

Probably going to have to get a bit creative or find off market deals. Our market is tough to buy standard rentals and cash flow. I'm from western WA but currently live outside of Portland. REI became way more accessible and fun for me when I started investing out of state.

I have multiple rentals for what I could've bought one place for. We're turning our primary into a rental in the next year or two to take advantage of the sweet appreciation. But I'll continue to primarily invest remotely.

 Back when this thread was made 5+yrs ago you could come close in Cleveland. Definitly were able to do it back in like 2009-2015. Not in 2022 or 20233 tho. No way.


 True. There are some places in Detroit you can get for like $100 but I don't think you'll get too many quality tenants, lol.

What kind of property is this? 250k in Van Nuys? Just curious. I thought single families in LA were going for 1 mil+

Hi Karim, saw your post and wanted to chime in. I've used Rent to Retirement on a handful of deals and have been happy with my experience. @Zach Lemaster and his team are the highest rated provider on BP. You should check them out in your search.
