Investment Info:

Single-family residence fix & flip investment in Van Nuys.

Purchase price: $218,000
Cash invested: $6,200
Sale price: $245,000

The Thrill of Buying Real Estate

What made you interested in investing in this type of deal?

I was ignorant with real estate, what made me interested in investing is "after" I sold the property, truth be told. I was taught to work hard and SAVE your money growing up. I bought the property and invested a little bit of money in it for personal gains, life happened I sold said property and it was then, I realized the ease and extreme excitement I felt buying and selling real estate.

How did you finance this deal?

My credit wasn't the best at that time, so I used an awesome mortgage broker, they found me a non traditional lender.

How did you add value to the deal?

I focused on the three things people see when first walking in to a home (in my opinoin) and that is
-Flooring
-Kitchen
-Exterior paint
I Installed new flooring and paint the cabinets with new hardware. Painted the exterior of the home.

What was the outcome?

Beautiful
