Post: Tub Surround with Window

Glad I found this post.  I have the exact same problem x 2 bathrooms.  Tubs need replaced but have a window on the outside wall.  Tile is cost and time prohibitive.  I won't be replacing the windows but am leaning towards a surround with a cutout.  There was no ventilation fan.  Fortunately/Unfortunately we had to gut the bathrooms so I can put a wall mounted ventilation fan in at the top of the sidewall and run it down to the basement and outside.

I had the floors in my duplex in Fairfield refinished by Danny Alkass.  Price was very competitive, communication was good, finished within the time he said, and the finished product looks good.  Time will tell on how well it holds up.  I will use them again for my flooring needs.

Hey Mike, Welcome to the forums.  I moved to Loveland in 2016, Love it thus far!  Looks like you have a good start with house hacking, wish I would've found that when I was younger.

I bought my 1st duplex recently in Fairfield that I'm rehabbing to rent.  When that's up and running,  I'll be looking for the next one.  I'm definitely going to try and keep it more local next time.   I know the prices in Loveland are steeper than other areas if you're trying to get started but driving to Fairfield after work isn't always what I want to be doing either.

I'd recommend going to a Cincinnati REIA meeting to see what options are out there. Their meetings are free for the 1st one.

Hey Chuck, welcome to the forums.  I'm currently rehabbing my first duplex in Fairfield to hold & rent.  I hope to be finished up by the end of May.  After that, I'll be looking for my next deal.  What types of properties and in what areas are you looking for?

Another group that I've learned a lot from in Cincy is the REIAGC.  Their meetings are on the 1st & 3rd Thursday of the month.  1st one is free.  There are plenty of members that invest in Fairfield & Hamilton.

Post: Newbie in Cincinnati (NKY) - 2 Deals to chose from

Hey Chris,

I'm new to the NKY area, I'm in Parks Hills.  I'd say I'm newer to real estate investing than you but similar goals and background.  Having been in Park Hills for a couple weeks, I'm still trying to get a lay of the land on where and what to invest in, in the area.  I've been on some runs through Covington and Newport so I have a little familiarity with those areas. It's a lot different from where I was in Charlotte, NC.

I'm in the middle of reading Frank Gallinelli's book What Every Real Estate Investor Needs to Know About Cash flow.  There are some good calculations on the time value of money in there.  I'm sure you can find the same on BP.  Take my opinion with a grain of salt since I'm new, but from what I've seen of Newport & Covington,  I'd make sure the property cash flows and will continue to because I don't see a lot of potential for an upswing in valuation coming from these areas themselves.

Curious on if you are moving forward with either of these deals?
