Yes Mark, the seller is legally able to sell the property. They've had the property transferred over. Would it be clear to pursue then?

Good day BP forums, so I'm just getting started in wholesales and have my first lead I will be following up with tomorrow to try and put under contract. It's a probate deal and seller is very motivated to sell and I want to close as quickly as possible. Does anyone have any tips to putting together a buyer's list?
