Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $690,000
Cash invested: $198,000

Solid 4-plex with long term tenants with growth potential to increase rents to market rates at 50%. Would move cash flow from ~2K to $4K/mo in addition to potentially adding another 2x2 units to go from a 4-unit multifamily to 8 units.

Hey @Julian Delgado, I was planning this upcoming Thursday but haven't heard too much from the family, not sure if it's worthwhile going still if the turnout will be low.  I'll continue to monitor the thread and see where we go with it!

I'd love to attend this, but my 10 to 7 shifts on Thursdays have got me locked down!  If possible to do Tuesdays after 5PM or Friday after 4PM I'd be happy to join the next gathering and stir some conversation about what everyone's doing in the Vancouver/PDX market.

Hi guys,

My other half is a current graduate student at a local university. Her financial aid is limited to student loans (stafford, grad PLUS loans, etc), and work income is the occasional once or twice a week shifts. Does anyone have any creative success stories in their experience getting approved for a home loan as a grad student to help share living costs? The goal is to obtain an FHA or a traditional 30-year conventional. Would be entertained to hear your input on this!

Hey what's up @Dan Stephens, we had a meeting at Smokin Oak in DT Vancouver a few weeks ago as a casual and fun way to get to know each other.  My parents live off 192nd and I'm there often to visit.  Maybe we can do another meetup again soon, @Uwe G. is a great guy to know with a lot of great information.  I'm in it to help support and learn from each other and you never know, maybe be partners together someday.  Keep in touch!

Hey all, better late than never-- but last Thursday at Smokin Oak was awesome!  Thanks to those that made it out; it was fun to get to know everyone and see what everyone's focusing in Vancouver/PDX.  Wish we had more time to @Carter Thomas and Cole-- we stayed until after 10PM exchanging info and getting to know each other.  If that was useful for you guys, I'm down for another icebreaker meetup for those that didn't make it.  As we get to know our local RE community more, it'll be great down the road to exchange information and help each other out as we get more connections and focused goals.

I've been house hacking for over six years-- it's been a great source of side income for me and I've hit a wall when it comes to increasing my loan pool due to my debt to income.  My loan officer says I need to report the income I've generated from renting rooms in my home to qualify for a third mortgage. 

 What advice do you have as tax deductions for the reported rental income?  Any apps, forms, PDF/excel templates, or even connections in the PDX/Vancouver area who are RE accountants are welcomed and appreciated!
