If someone owns a house and rents it out for the low 2k's (2250) and they want first, last, and security (also 2250), is that too much to pay?

@Karina S. These are great questions, especially because you are looking to get more exposure. The Marketplace you will advertise your ability as a realtor to procure tenants for rentals, sellers for buyers, and vice versa.

It's excellent that you're a realtor! How many homes have you rented or sold since becoming a realtor? Do you have a large buyers' list? What does your typical day consist of?

So...what is your question?

An appraisal should only cost you half a grand:

"According to MortgageNewsDaily.com, the national average cost for an appraisal by a licensed professional is between $300 and $400 and should require roughly two hours of inspection time to complete."

Indeed do ask other investors how much appraisals cost via a conventional lender. Ask other banks for their appraisal fees. But you don't need to spend $50k to find out how much a home costs.

You guys think i'm kiddin huh? Haha have you guys ever heard of any fair housing laws?? 

Its one thing to know you cant discriminate based on religion but there are some serious PROFESSIONAL TENANTS somewhere.

Please do your due diligence, ask an attorney and obtain a legal opinion, and proceed as you like after before you deal with a maybe uncommon but very unnecessary court action.

Welcome, newbie! Salt Lake is an excellent place to relocate to. And because you have found a property there, get your hands on it now.

It's also great that you want to manage it yourself. Having several properties in different areas can be valuable, and so can a property management company. In fact, you can sell your contract to a property manager in Alabama. There are many options you can take here.

The process of finding the right team is similar to what you did to find the right team in Alabama. Go to REIA meetings in Salt Lake and feel the person: are they authentic, do their intentions materialize, and are they consistent? Go in, now!

I'm surprised no one has reached out to you yet. What methods have you tried in reaching out to FSBOs?

Tell him the following, in the most honest and sincere way possible (that all depends on your inner honesty):

"I will pay you a flat fee of $2,500 a month, but be responsible for all repairs and maintenance, managing the property myself and collecting on my own rent agreement."

You may have to consider a down payment, but don't tell him that yet. After that, the path opens...

Awesome plan Rhea. Six months is a perfect time frame to get your license. You will actively research areas in Tennesee and study for the state exam.

Therefore taking an online course that the state offers is only straight-forward. If you don't take the course, that is valuable time gone that could have been used to sell a pre-foreclosure home.
