Has anyone in the CT area worked with Asset Based Lending?

What was your experience and who did you use? I am looking to use this for building my portfolio in the MF business.

Thanks in advance!!

Hi @Joe Rios, I'm based in Southern California, but I have started my out of state real estate journey in Indianapolis. Now, I have a portfolio of Short Term Rentals and Long Term Rentals. I've started looking at Columbus because my business partners have found success doing Mid Term Rentals there and the returns are solid.

I've also helped other investors with their DSCR loans and flip projects in Columbus. Happy to share my experiences and chat with you more if you're interested.

I am always interested in experience investors journey. I think you have to constantly put yourself around the right people and situations. Any experience goes a long way.

It's all about relationships and off market deals. The more you can build those relationships, the better.

The thing they don't tell you is they really aren't interested in you in the beginning. You really need to have some experience before anyone will seriously look at you. I guess you and I just will just have to get our time in. Nobody cares about the little guy. Lol! Well good luck!

Not sure if I missed this or what… Anyway, I am trying to break the invisible barrier that is the first deal. Just takes consistency and patience like everyone is saying. But there are days where it is a struggle sometimes.

Quote from @Greg Henderson:

My strategy for single family is to make an offer at the number that works for on MLS property. That's it. Call the agents directly and make a verbal offer. They will say no a lot more than yes, but you just need one at a time. I just had a seller accept 92k for a property yesterday. They wouldn't take less than 115k 14 days ago. You CAN find motivated sellers on the MLS. Just keep prodding the agent weekly. The importance of off market "deals" is exaggerated. Mostly I see agents blast the listing to everyone they know as "off-market" like you're getting a deal. The only reason its not on the MLS is because it can't sell FHA. Make your own deals with what you have.

Multifamily is almost exclusively done off the MLS in my market. Short of the junk no one wants to buy.

Great intel! I actually yesterday made a creative financing offer off an MLS property that has been on market for 45 days and reduced price by almost $50k.

Have spent the last 7 months working on the craft and educating myself in the real estate world, specifically around rental/ buy & hold. I am looking to see where folks are finding the best opportunities these days? I have been working the MLS and local brokers while dabbling on social media, but that first deal eludes me... Would love to hear where folks are finding the biggest successes.

I have found some great deals on the MLS, it takes patience to wait for them and then when you find one acting fast! I have found the majority of my deals from cold calling. I also have found a few from networking events. I think the more you put yourself out there the more things will come. Be patient and consistent.

Thanks Steve. One of my strong points is cold calling and talking to people. I have been told I have a great personality for this. Interesting where do your cold call leads come from, expired listings, generated lists?
I am trying to be patient for sure because I have heard once the first deal comes, then they come in bunches. Not sure about that but at least it start to really build out that credibility.

That is great! Cold calling can be difficult especially to hear no all the time but if you are good at it that is a great quality to have. There are public list services like prop stream available.

There is the saying "patience is a virtue." I know it can be hard to wait though. Just keep running those numbers.

ok yea was thinking that’s were your lists came from, I have heard of list source as well. Thanks Steve I will keep after it!

I was born and grew up in Meriden, CT! I moved to Columbus, Ohio in 2012 and started buying real estate after I graduated in 2017

That’s awesome! I house hacked in 2009 when real estate was my goal but unfortunately let the corp world suck me in… I’m thankfully back now and trying to restart.

What are you buying out in Ohio?

Taylor - Thanks for response!

I assume that you are working your local REIA and the brokers by calling, any other thoughts on where to work on the relationships?

Where did you find your best contacts?
