@Robert T. Thanks for the response! I am a fan of RentoMeter. I also like Investability too. You don't assume inflation into the ultimate sale price of the property at the end of your projected holding period? May I ask why? Just curious.

Through a variety of research I've been performing, I've come to find most people say the given average for a home's inflation, on an annual basis, is about 2% per year. Roughly the same goes for rent according to many sources I've read up on. 

I'm well aware this is exactly what it says - an average - and that hot housing markets and cities experience growth or stagnation can either appreciate or depreciate much faster than these figures. My question to you: What sources do you fellow BP members use to gather current rent prices, expected rent increases moving forward and expected housing value inflation moving forward to assess your property(ies) at?

Newbie to the Real Estate investing scene here, and I'm very interested in owning rental properties. I plan to start out small - looking to purchase my first "small" rental.

To be honest, since I'm new to this form of investing, I'm a bit nervous in taking the steps to own my first property and I'd like to consult with someone who has a good amount of experience in the industry - someone almost like a mentor, I guess.

If anyone is out there who is interested in helping me out or being a point of contact for me and my beginner questions, please let me know! Your help would be greatly appreciated.

Hello everyone!

I'm new and rather inexperienced to the real estate investing scene. I've lived in the Phoenix metro area for just over a year now. I'm rather young, but very ambitious and ready to learn the ropes! My goal is to become financially independent and earn a steady and recurring income stream from long-term, buying and holding of rental properties. Seeing as I'm new to the industry, but extremely fascinated by it, any insight, tips and networking connections would be greatly appreciated! Thanks much!
