 Crazy reading this in 2024.. bought my first rental in 2017 and have heard about the great “correction” every year since then. 

Denver is still undervalued relative to similar cities and how unique it is with the mountains.

So so so true @Eudith Vacio!  I actually strongly dislike how easy it is to get a general contractor license.  No experience, no test, no nothing, but a heartbeat, insurance, and City of Chicago payment.

I appreciate the kind words...not one of our projects has gone perfectly (always learning & growing), but we've always finished no matter how crazy things have gotten and each one gets better.

No, I don't work for Allstate haha but wanted to share that their pricing algorithms seem to be giving the lowest quotes on 2-4s in chicagoland area right now. One of my properties went down $1400 a year and another down $700 a year. One of my clients saved $800 a year and another client with a smaller 2 unit saved $400 a year. Lower insurance payment = more cashflow! 

Note: I did have one client declined by them because they had two past home insurance claims in their history so it seems they are looking for low risk clients only. 

@Mike U. Sorry to hear. I just settled a lawsuit with a company that provided "turnkey" properties and billed the client for extensive phantom repairs. Hopefully it's not the same person. My client ended up doing the same as you by selling the properties and starting over. 

@Heather Robertson I can send you a solid guy that was referred to me here on BP. He did some work at our building in Irving Park as well.
