Denver is still undervalued relative to similar cities and how unique it is with the mountains.


 It's still undervalued?  Are there a decent amount of properties available?  

IMO yes, especially on west side

80204, 80223, northern part of 80219. Currently lower income, but lots of development going on here public and private


 What class would you consider those areas? C/D?

Good morning, everyone. I've recently acquired a SFH in Chicago Lawn (71st Place & St. Louis). The surrounding area is quiet and mostly SFH's. It's a 4BR/2BA in need of a gut rehab. I've had one bad experience in the past and trying to remember to use the BP community more regularly to avoid making the same mistake(s). Thank you in advance!

Does anyone know if a tenant living in a non-conforming basement unit can get renter's insurance?

No, I don't work for Allstate haha but wanted to share that their pricing algorithms seem to be giving the lowest quotes on 2-4s in chicagoland area right now. One of my properties went down $1400 a year and another down $700 a year. One of my clients saved $800 a year and another client with a smaller 2 unit saved $400 a year. Lower insurance payment = more cashflow! 

Note: I did have one client declined by them because they had two past home insurance claims in their history so it seems they are looking for low risk clients only. 

If we have a 2-unit building with a non-conforming basement that has tenants, would we need to tell them that upon getting a quote?

I'm looking for a reputable plumber to come out and check out our basement. We have a strong sewer smell coming up whenever it rains and occasionally at other times. There's been a few times where a little water came up as well. Hoping we can get someone here with a camera to see what's going on. Any recommendations would be much appreciated. Thanks in advance!!
