I've done several flips in the Chicagoland area with my team. We're looking for investors who want to do a JV with us because we want to scale the number of homes we're flipping. We also work on buy and hold multifamily. We have an interesting model there...please let me know if you're interested!

Chris, DM me, definitely looking to scale and work with the right people.

Hey @Sam Hudacek - Awesome to hear!  Subject-to deals are great.  Where is the property located in Chicago?

My friend @Joe Mueller owns investors title services just outside of Chicago.  I'd connect with them...they do a bunch of whole sale and subject to deals.

The key is really the attorney over the title company though, in my opinion.

 Hey Jonathan!

I ended up going with Chicago Title out of Orland Park, hoping to close this week!

That being said, do you have any contacts you recommend for repairs? Such as a handyman, electrician, plumber, hvac etc? The property is in Oak Lawn, im trying to build a team out there, thanks!

Sam, how did you like working with that title company?  Did you already close?

Hi @Hafeez Shaka - I've got a solid attorney that works directly with the investor title company.  Feel free to shoot me a message for contact details.

@Sam Hudacek - I always say I dont "recommend" any handymen because none of seem to stay consistent over time, but happy to give you a few numbers of guys we have used that do a decent job.

Jonathan, can you DM me the attorney info?  I just found out that my usually attorney is not well-versed in Sub-To, and I'd rather have piece of mind with someone that's worked in that world a bit more, just in case something gets overlooked.

Quote from @Donald Hajdari:

Hello! I'm here to tell you about an exciting investment opportunity. We are proposing to build an additional 2 units in this 6 unit multi-unit apartment building that is located in a highly desirable area with high demand for rental units.

The building features modern amenities and attractive rental units that will appeal to a wide range of tenants. We have already gotten the property under contract and are working on securing the necessary permits to move forward with the construction. I will be working on the construction myself as I have my own construction crew. The architect is ready to begin work on the project.

Our projected return on investment is an impressive 15%. We have already secured financing for the majority of the project, but we are now seeking additional investors to help us reach our goal. We are confident that our project will be successful and will offer a lucrative return on investment.

We invite you to join us in this exciting venture and to reap the rewards of a 15% return on investment.

More info on the building and financials can be provided.

Thank you for your time and consideration.

 Donald,

PM me with some details.  I'd like to hear more.

Love this @Bolanle Ogunmakin!  Diving in head first into the Atlanta market.  Excited to branch out of Chicago and get the party started.

Any other rockstar Atlanta investors, agents, or lenders we should connect with?

@Jonathan Klemm, I am also looking to branch out of Chicago.  What type of investing are you planning to do in Atlanta?

Hey @Natalie, do ever partner with other investors from out-of-state?  I currently invest in Chicago, but the returns are getting tougher here.  I'm wrapping up my 4th deal, which is a 4-unit that we gut/rehabbed/sold (closing next week).  I'd like to connect with some other investors and see what else we can do together.

What to do: Quartz kitchens, white cabinets, white tile, stainless appliances and vinyl floor is really all you need to rent for high prices/brrr. This is what I did for my 4 unit and ended up being able to refi out over 100% of what had in the property.

Henry, you've been doing luxury vinyl in place of real hardwood and not losing any value?  If, so, that's amazing!  I'm always skeptical about that, unless it's in the basement.  But, you're the professional..not me!
