What do you think about the number I budgeted for repairs? Is it way too low or fairly accurate? (I budgeted about $20k).

Guys I'm losing my mind. I don't know if every investor went/goes through this, but I'm getting headaches. I want to buy my first investment property here in Tampa, FL but I only got pre-qualified for a loan of up to $100k. This is fine with me, but it seems like I can't find a 3/1 that I can rent out for 7.5% CoCROI and $200+ cash flow after maintenance, PM, taxes, etc.

Does everybody else go through these headaches? Did a lot of you also go through this when first investing? Am I being too ambitious with my numbers and goals? Thank you for taking the time to read this.

I have a question, I'm currently reading The Book on REI by Brandon, and he makes it a point to make a lot of offers on properties.

Am I making these offers before or after seeing the properties? It seems as though I'll be spending a lot of time looking at different properties for a lot of them to potentially say no to my offer.

Can anyone give me recommendations for a great investor-friendly real estate agent in Jacksonville? I want to purchase a SFH in 32210 or 32254 in March-April timeframe. Recommendations are appreciated!

@Damian Bialonczyk Thank you. Have you ever had to deal with this? I'm also wondering about how to go about forcing equity into the home by doing some minor rehabs. For example, telling the tenant that his carpet/cabinetry is being replaced and to not be in the house for that time.. OR having the tenant supervise the contractos. Hmm..

How do you guys feel about purchasing a property that has a tenant already renting it? I am going to purchase my first investment property in Jax in the next two months, and I met with a realtor yesterday. She asked me if I am okay if the property already has a tenant in place, and since I was blindsided by the question, I told her yes, that I'm okay with it. But I don't really know much about this. I know that if I purchase a property with a tenant in place, that I am going to ask for pay stubs for rent for the last 12 months, but that's about it. Can I get some advice please?

What do you guys think about buying a SFH with tenants already in place? I'm going to purchase my first investment property in the next 2 months and I met with a realtor today. She asked me if I was okay with buying a property that already has a tenant, and since I got blindsided by the question I told her yes, that I was okay with it.
