@Dieter W. I agree with @Brandon Cooper. I hope this cabinet guy comes back with a better answer. If not, take this as a learning lesson. Only pay when you are in complete agreement—playing the guessing game may hurt at the end.

@Angie Williams That's a great question! You might get a biased answer on Bigger Pockets since we are all real estate nerds :) But if I had $100,000 set aside ready to invest in something for a profit, I would only be looking at investing in something I know very well. So for me, that is buy-and-holds. Just like @Kevin Dougherty said above, you can very easily get a double digit return if you buy real estate correctly. I generally look to get a 10-15% ROI on all my investors capital (including my own). I would be happy to discuss further if you want more detail than that. Hope that helps you out!

@Quentin Mitchell Yes referrals are preferred but the biggest issue I ever had came with a referral because I never checked references for him. He turned out to be a bad apple that did good work but then grossly overcharged above the agreed upon amount. He attempted to put a lien on my property but failed. It held up the refinance and cost me real dollars. You can never be too careful! We have to use the same rule the contractors use when hiring, "Measure twice, Cut Once!"

@Kerry B. It depends on the condition. If they are in good condition, you paint over them and turn them into an accent wall! Google the word "Shiplagging". That is trending right now and if you remodel the wood panels right, you might be able to pull off an effect that is very similar! I hope this helps you

@Quentin Mitchell Im surprised this forum thread didn't take off! I run into bad contractors all of the time. All 6 items you listed are important. Number 3 is important as well in the regard that you don't want to hire a contractor with a bad attitude and he end up upsetting the other contractors on the job site. That can cause more stress than needed, rehabbing is already stressful enough! I personally like to check references, to make sure they aren't just hopping from job to job doing bad work.

@Lior Golan Hey Lior that is a good question. Like @George W. said, there are a few variables. Most bedrooms have to have 70 sq feet minimum, an egress, a 7 foot ceiling, heating, and sometimes even a closet. If you can check all of those boxes, you are probably in good shape!
