I'm sorry I meant to say 5 within 5 years. @jon I do need income now however I would like at least one rental under my belt now in the process of flipping. I am willing to move, and buy at a distance since traveling isnt that hard right now so I could watch over them myself. I dont have enough for a down payment as of yet. Ok so I read the beginners guide. Learned just about as much information that a book can teach. I went to several seminars and orientations where I learned about how much money and what people have done. Now I am stuck on where to purchase rental properties. I would like to have 5 in a year. I just do not know for sure how do I start it out. Do I buy one already with tenants? Or buy a home and look for tenants? If someone with rental experience could possibly give me some insight to get started please, I would be so grateful. Thank you for your time

Do I need a mentor to get started? I have a general idea of how to crunch the numbers and what things to take in consideration before seeing if the property is worth investing in. A mentor sounds like a great idea for the hands on training but can it be done with out one? Thank you for you time

Is it easier to buy a foreclosed multi family home and still get approved for an fha loan? Or try to get approved for the loan and pay it off that way?

Should I go to a bank to get a full listing?
