I have 16 rentals tied up in two blanket mortgages. I'm going through a divorce and would entertain offers for a 50% equity stake to buy out the ex-wife's half. Income is about $15,000 gross, net of about $5,000. Loan 1 is $472,000 Loan 2 is $309,000. Both loans dated this year year at full75% LTV. So, you would only need half of the equity to have cash flow from day one. lmk

A 3/2 in SOUTH lakeland would be gone same day if you answered the phone.  a 4/2 in Bartow for $1,200 would be gone the same day. Each town has its nuances. South lakeland is untouchable under $1,000 or $120,000k

Anything under $800 anywhere and my phone blows up.

This is a culturally southern county. We don't like you city slickers. We get 2% rule deals all day every day. Flippers make $30 to $50k per deal. All day. 

Like I said. Don't come here we want the money for ourselves haha

no no no. The lakeland market is terrible. You will lose your *** if you buy houses in lakeland. Please don't come down and pay stupid money when the locals have a firm grip on what's it worth. There's no money in this county. you will get eaten alive.

@ashley bearden yes I am in Bartow. I have five rentals here, three in Winter Haven, one in Mulberry and one in South Lakeland. Started buying May 2011.

Anybody can call any animal a "service animal". There is no official sanctioning organization. She may be really depressed but there is no justification to allow that particular breed, because there is no official paperwork that distinguishes that breed or that specific animal from a suitable substitute. Quote: The international assistance animal community has categorized three types of assistance animals: Guide animal—to guide the blind Hearing animal—to signal the hearing impaired Service animal—to do work for persons with disabilities other than blindness or deafness. End quote. I say no to a pit bull and no to that tenant. No dog policy - she knew when she rented from you.
