@Lelith Walker Great advice. Thanks. Do you predominately do buy and holds when investing out of state?

@Account Closed I've considered Nor Cal as well. The main reason is the cost of homes here. I've thought about waiting for a market cycle to complete for the prices to drop, but there is only speculation as to when that will be. What cities would you suggest looking into? Thanks for the responses.

I live in California and the incredibly high prices have made me consider investing out of state. I wouldn't be comfortable without being able to check on the property so I would probably want to try a house hacking technique and move there and then begin further investing. I have a modest inheritance (150k) from my father, and he has put me in a position in which I could feasibly do this. Does anyone have any experience in relocating to invest? Any other input would be appreciated.

If funds were a nonissue, what would be the ideal way of acquiring a property? It seems to me that purchasing at auction could be the best chance on a great deal.

My name is Joe Haines and I live in the city of Orange, CA. I am a recent college graduate in mathematics and, having no desire to work for someone else, I've become interested in real estate. After reading books, listening to podcasts, watching videos, and lurking BP posts, I decided to create my own profile in order to really move forward with this endeavor. I've never bought real estate, but currently own a single family with my brothers through an inheritance. I'm interested in flipping for short term, but my long term goal would consist of acquiring a portfolio of rentals. I'm looking forward to connecting with some established investors and learning as much as I can.
