I'm looking for a good market for class A or B multifamily homes (and also a place to live!), preferably a fourplex, but triplex/duplex would be fine. Out of all the cities I've been researching (Raleigh, Dallas, Kansas City, to name a few) Jacksonville has deals posted online where the numbers actually work! Of course those properties may not be good deals, but maybe that indicates something at least. Seems like there's a lot of great reasons to invest in Jacksonville, but I am curious to know what people/investors in the area think.

Is there a good supply of class A, B multi-family homes on the market?

What are some neighborhoods you would/would not recommend?

Whats the lifestyle like, the people, etc?

Thank you everyone for the plentiful responses. Its great to hear both sides of things.

Sounds like there are pros and cons to investing remotely, but it is doable, so it just has to fit your goals and you have to be prepared for the extra risk and expense.

@Ali Boone, I'm in Hollywood right now, renting month-to-month. How do you go about finding your properties in other states? Do you just travel a lot, or have people there your trust?

What you guys are saying makes a lot of sense. Thanks for your input. Seems like most people stay close to home.

I'm not too familiar with any markets right now that I am very fond of investing in (having just moved to LA, coming from NYC). I'm guessing I'll have to make a decision on what market to invest in, and spend a couple years there learning the market while I make my first couple of deals.

I'd love to hear from anyone who has successfully worked remote properties and get your take.

I've heard the phrase "live where you like, invest where it makes sense" (or something like that). What's your opinion on investing in multiple states or investing far away from your home? Pros, cons, why it does/doesn't make sense for you (and if your a distance investor, how do you go about finding those remote properties). I'm still very much in the process of figuring out where I want to live, and where is a good place to invest (I'm basically 100% flexible on where to live).

That leads to my next question - what are some good cities/areas right now for cash flow investing (for 80k - 280k properties) and would you invest in a town that is losing population?

I'm curious to know what people here think about investing in a city that is losing population like Detroit. Of course each city is different, and some may have more reason to have a turn around than others.

What's your opinion and what cities would you consider investing in that are shrinking? Detroit, Cincinnati, Cleveland?

Hi Everyone,

I've already posted elsewhere but thought I'd say hi anyway. So far I am loving bigger pockets and the community is so responsive, its really great. 

I've just starting searching for my first purchase which will be a duplex, triplex or four-plex, possibly a live-in situation. I'm looking to build a portfolio of solid cash flow properties in the mid-value range (80k - 280k).

I'm temporarily living in LA (though will probably not invest here) and looking for a good city to start investing in. I'm totally open to moving mostly anywhere in the US, although I prefer the warmer states.

@Brian Gibbons, thanks for the info/advice. What do you mean by "I would get licensed and look for problems"? What type of license are you talking about?

@Chris Martin, @Dawn Brenengen, I will be patient and stay motivated! Thank you for the info on the market. I'm going to start looking at other cities and see what I can find. This thread has been very helpful. The community is great.
