You could even use a hand-held orbit sander for the sides to speed things up. That's probably what I would try, especially considering what others are saying about the value of that type of wood.

Dampen a rag with paint thinner to get the paint spots off. You could sand by hand and then varnish/seal after that. If that's too much work it might be best to just replace them.

@Rocky V., got it. Thanks. Do you usually update the lender telling them why the first insured has changed? Do they usually ask or notice it?

I'm looking for guidance on how to handle a live-in subject-2 deal. I don't want to have 2 policies (seller's and mine), and I can't get a non-resident landlord policy because I would be living in the home. Is the best thing to do just get a new policy, with my name as first insured, and cancel the sellers policy? Will the lender care? Or should I talk to the lender first and see if they are cool with that?

Or are there other options I'm not aware of?
