@Taylor Hughs I also recommend you reach out to McCaw Property Management. https://mccawpropertymanagement.com/ they are also looking for maintenance people. Even have company vehicles and work with college students too. Hope this helps.

 @Hnu Thaper I recommend Texas. Has the most landlord friendly laws in the US. Eviction rates are less than 1% and process is very quick. I specifically recommend investing in the Dallas/Ft. Worth area. This where I invest. Strong employment market and low inventory of rentals ensure demand is always strong. I also specialize in helping other investors buy and sell here. So happy to help you with your search here in the area. My real estate investing contacts become your contacts too. So no need to reinvent the wheel either. @Lauren Coles I would actually recommend you find a realtor first that is a fellow investor (like me) to work with. Especially since you are looking to invest out of state. A great investor/realtor will be able to recommend a great PM. Note, here in the Dallas/Ft. Worth area where I help other investors buy and sell the PM I use for my rentals is very good. Also they can set up a PMA (Property Management Agreement) with new owners in about a day. Two at most. So plenty of time to do this when you get a property under contract. But regardless of the area your looking a good investor/realtor will be willing to share their time proven contacts with their clients. No sense in reinventing the wheel starting out. I recommend you look at the Dallas/Ft. Worth area. Its where I invest and help many investor clients buy and sell here. Hope this helps.

@Scott Orkus you can't go wrong with investing in the Dallas/Ft. Worth area. job growth has been consistent. Also, one of the most diverse job markets in the country. No state income taxes, among the best business and landlord friendly states too. You can't go wrong with adding the Dallas/Ft. Worth area to your next investment area. I would be glad to help with your search too..

@Quinton Thomas when you interview CPA's in your area ask if they have done "Cost Allocation Studies" for their other investor clients. This differentiates a good investor friendly CPA form the rest. Also, moving forward add the city and/or state your located when positing here on BP. You may even get other investors in your city to recommend whom they use. Don't try to reinvent the wheel here. I am always happy to share my contacts with my clients that I have personally used in my REI business. Hope this helps.

@Ashley Guerra VA requires the veteran (or active duty sailor) live in the residence for a least a year. So many fellow veterans look to purchase a multifamily (duplex, triplex, or quadplex) property and live in one of the units to fulfill this occupancy requirement. But I would strongly suggest you find a lender in Jacksonville that is investor friendly and is not only a VA approved lender but has done a lot of VA loans. They will do a better job than me of explaining the requirements, etc. Hope this helps.

@Horacio Barrera Reach out to my preferred insurance broker @Mark Roland. He insures all my rentals here in Texas. He can definitely get you a quote. But as @Jay Hurst mentioned the landlord policies here in Texas have gone up some 40% in some cases. So if you are covered by a policy I suggest you stick with it. Because you will most likely pay more moving to another company. But worth a shot to reach out to Mark Roland.

@Bryan Fleming I recommend you attend some local REI Club meetings in the STL area. As here in the DFW area these clubs usually have a wholesaling class. What I love about attending a "local" wholesaling class versus one of the national "gurus" classes is that they are cheaper. Plus, the know the local laws. Where as time and time again you will hear in guru class "check with your local and state laws for applicability." A part of wholesaling is placing bandit signs. A local class will tell where what cities you can get away with them and which ones you can not (i.e. fined because its against city code). Hope this helps you in your REI journey.
